Electricity & Water Billing

Our meters are read by a third party called ReaComp that is trusted in the industry. There is only two components of this billing that differs for our complex, which is the Basic Water and Water CP, which is roughly R15.00 and R18.00 respectively and represents the complex electricity and water usage split by unit. Due to water and electricity saving initiatives, these fees have stayed the same over the last 10 years or more.

For the balance, the electricity and water start and end date for meter reading is highlighted on the managing agent statements. NB: Please note that the measurement period is NOT the statement period, but is specifically noted on the statement. That means that a statement for June will very likely reflect the water and electricity usage for some of April and some of May of the preceding months. This is clearly noted.

The tariff applied is a reflected on the City of Johannesburg (COJ) website tariffs. As at 9 Mar 2020, it was as follows:
Electricity: [0-500] 1.3408; [500-1000] 1.5987; [1000-2000] 1.7122
Water: [0-6] 9.1000; [6-10] R9.6600; [10-15] 16.49; [15-20] 23.9900; [20-30] 32.9500; [30-40] 36.5100

Example: Electricity – 532 Units = (500 x R1.3408) + (13 x R1.5987) = R691.18
Example: Water – 14 Units = (6 x R9.10) + (4 x R9.66) + (3 x R16.49) = R142.71

Refuse and Removal

Tarragon Place: There are a bins at your unit or at the refuse central collection location.
Tarragon Two: There are bins located at 4 locations around the complex that are shared. These bins are rotated twice a week, once before the weekend and once after. This ensures that there are always space in the bins. If you are unsure of the location of the bins, please contact security to show you the closest bin sites in relation to your unit.

If bins are full, please find an alternate bin site to deposit the bags or deposit them at the bin area at the main entrance to the complexes. Refuse MUST be placed in the bins in a bag that is sealed or tightly tied, unless it is individually placed in the correct recycling bins in the approved manner, i.e. rinsed with clean water for glass and tins.

Washing Lines

There are washing lines throughout the complex. Some locations also include a metal rail that can be used for heavy blankets or rugs. Please do not place heavy items on the standard washing lines. Please do not place rugs, blankets or clothes over railings or walls at the individual units. If unsure, please contact security to show you your nearest washing lines.

Intercom Entry / Exit

Visitor enters the unit number of the resident. For Tarragon place, it is the unit number, whereas for Tarragon Two, it is the unit number preceded by “1”, i.e. Unit 65 Tarragon Two is 165 on the intercom. If only one number is listed, the intercom will automatically dial the first and only number listed. If more than one number is listed, the visitor has an option to choose the person required. Once the resident answers and confirms it is their own visitor, they can press “9” to open the gate. They will receive an exit code shortly after opening.

NB: PLEASE DO NOT ALLOW ENTRY TO VISITORS IF YOU ARE NOT EXPECTING THEM OR FOR OTHER RESIDENTS. IT IS UNSAFE AND THE SECURITY WILL NOT ALLOW THEM OUT!

Residents are also able to send a SMS to the intercom unit to get entry or exit codes.

Example:
Unit 199 is getting 3 visitors.
SMS the words TAP 3 to intercom phone number: 078 135 2395 (Tarragon Internet Gate)
You will receive a message back with an entry- and exit code that will allow access and exit, for only 3 times.
You can then forward this message to your visitors.
The word Tap followed by space and then number of codes you need, can be lower case or capital letters.
Intercom will only accept messages from numbers loaded for residents / owners.

  • Please note that the system incurs a cost for every use, so we urge residents to use their remotes for their own entry and exit, except in exceptional situations or emergencies. Residents found abusing the system will be levied a penalty.
  • Please also note that above methods of entry, are only for homeowners and visitors. Penalties will be levied if you are found guilty of supplying your personal codes to other people, other than your visitors.
  • The system is linked to the internet and we can at any time establish who entered / exited the complex using these codes.
